Who we are

Gulf Coast Mobile Home Buyers is a family-owned business based in Fairhope, Alabama. We buy used mobile and manufactured homes across Alabama, Mississippi, Louisiana and the Florida Panhandle — single-wides and double-wides, in parks or on private land, with or without a title, including homes that have to be moved. Our sister company, Green South House Buyers, buys site-built houses in Baldwin and Mobile County.

What we actually do

Most of the homes we buy are older, need work, or sit in a situation the owner wants out of: an inherited home nobody in the family wants, a park that is raising lot rent, a home that has to leave the lot, a title that was never transferred, or a seller who has simply moved on. We look at the home, tell you plainly what it is worth to us and why, and if you accept we handle the paperwork, the title work and the move.

Things we know that most buyers won’t tell you

• Alabama only titles manufactured homes of model year 2000 and newer. An older Alabama home with no title is normal, not a problem, and it can still be sold.
• In Baldwin County, probate runs through the court in Bay Minette. For many inherited homes a Next of Kin Affidavit (Alabama form MVT 5-6) transfers the title without a full probate case.
• Past-due lot rent does not stop a sale; it gets settled at closing. A park’s right of first refusal, if it has one, is in your lot lease — read it before you sign anything.
• A home that must be moved is worth less than the same home that can stay, because the move and the setup come off the price. We say what the move costs before we make the offer, not after.

How we work

• Call, text, or send the year, size and location. We look at the home in person or by video.
• You get an offer, usually within 24 hours, with the reasoning behind the number.
• No repairs, no cleaning, no showings. Leave what you don’t want.
• Closing on your date. Title work and any lot-rent settlement are handled at closing.

When you should not sell to us

If your home is newer, in good condition, and you have time, selling it yourself or through a dealer will usually bring more. We say so when it’s true. We make sense when speed, a hard situation, or a home in rough shape matters more than the last bit of price.
