FAQs about selling a mobile home

What is the quickest way to sell my mobile home?
Selling directly to a buyer like us: as little as seven days when the title is clear, or on the date you choose. A retail sale through a dealer or a listing waits on a buyer, a lender and often an inspection; a direct sale skips all three. How much will you pay?

Do I need a title to sell?
Not if the home is model year 1999 or older. Alabama exempts 1999-and-older manufactured homes from the certificate of title, so an older Alabama home with no title is normal and can be sold with a bill of sale and proof of ownership. Homes model year 2000 and newer must have an Alabama title; if it’s lost or in someone else’s name, we handle the replacement or transfer as part of the sale. I inherited a mobile home. Can I sell it before probate is finished?
Often, yes. In Alabama a Next of Kin Affidavit (form MVT 5-6) can transfer a titled home to the heirs without opening a full probate case, and untitled pre-2000 homes pass with the estate. What if the home has to be moved?

I’m behind on lot rent. Can I still sell?
Yes. Past-due lot rent is settled at closing out of the sale, and we talk to the park before closing so the home can transfer or move cleanly. Read your lot lease first: some parks have a right of first refusal or notice requirement.
What repairs do I need to make?
None. We buy as-is: roof leaks, soft floors, old wiring, missing skirting, a home that hasn’t been lived in for years. Don’t clean it out either; leave what you don’t want.
What fees or commissions do I pay?
None. There is no commission, no listing fee and no service fee. The price we agree on is the price at closing.
What if I’m in a hurry?

What if I’m facing foreclosure or repossession?
Call now, before the sale date. A lender will usually accept a payoff up to the day of the sale, and selling the home settles the loan and stops the repossession from hitting your record. The earlier you call, the more options exist.
