Escambia County — Florida's Panhandle Powerhouse

Escambia County is the westernmost county in Florida — 656 square miles of land wrapped around Pensacola Bay and the Perdido River, with the Alabama line on two sides. Its population grew from 321,905 in the 2020 census to about 333,834 by 2025. Pensacola is the county seat and the county’s only incorporated city; Century, up on the Alabama line, is the only town. Everything in between, which is most of the county, is unincorporated.

About 64.8% of the county’s 153,340 housing units are owner-occupied, and the median owner-occupied home value has reached $257,200. That number matters more than it looks. As site-built values climb, an older mobile home sitting on a decent piece of land quietly becomes worth more sold than kept.

The other thing that shapes this market is weather. Hurricane Sally came ashore just west of here in September 2020 and damaged 1,756 structures in Escambia County alone — 44 destroyed and 629 with major damage — on top of roughly $111 million in private property losses countywide. Plenty of homes here were repaired once, repaired halfway, or never really repaired at all. None of that stops us from buying.

North Escambia is where the homes are

Cantonment, Molino and Century — Not Just Pensacola

Roughly 5.6% of Escambia County’s 153,340 housing units are mobile or manufactured — on the order of 8,500 homes. They are not spread evenly. Pensacola proper is mostly site-built. The mobile homes are north and west of it: Cantonment, Gonzalez, Molino, Walnut Hill, McDavid, Bratt, Century, Muscogee and Pine Barren, most of them sitting on an acre or more off Highway 29 or Highway 97 rather than in a park.

Closer in, the picture changes. Ferry Pass, Brent, Ensley, Bellview, Myrtle Grove, Warrington and Goulding are unincorporated communities with Pensacola addresses, where mobile homes sit on small lots inside established neighborhoods, usually on land the owner also owns. Perdido Key and the beach corridor are a different market again.

That geography is exactly why a generic online offer is worthless here. An acre in Molino and a quarter-acre in Warrington are not the same deal, and a 1998 double-wide on owned land is nothing like the same home in a park with lot rent running every month. The part that stalls most private sales

Florida Mobile Home Titles: MH Decal, RP Decal and Retired Titles

Florida treats a mobile home two different ways, and which one applies to yours decides how your sale has to work.

If you do not own the land under the home, it stays titled through the state like a vehicle and carries an annual MH decal that expires December 31 every year. If you own both the home and the land, you can have the property appraiser declare it real property and put a permanent RP decal on it instead — about $5.10, no expiration, good for as long as the home never moves.

Some owners go one step further and retire the title (Florida form HSMV 82109). That cancels the state title and attaches the home to the deed, so from then on it transfers with the land like a house would. That works fine until somebody wants to move it, or buy the home by itself. Getting a title back means reinstating it — form HSMV 82040, an affidavit from every owner and lienholder consenting to the removal, a title company certification listing all parties, plus decal and title fees. Most private buyers discover that halfway through and walk away.
