Alabama’s title rules are simpler than Florida’s or Louisiana’s in one way and stranger in another. Here is what actually matters when you sell.
The 1999 rule. Alabama only issues titles for manufactured homes that are model year 2000 and newer. A 1999 or older home has no Alabama title and cannot get one. It transfers by bill of sale and the county registration record. That surprises a lot of sellers who spend weeks hunting for a title that never existed — and it scares off buyers who think no title means a problem. It does not. Here is how selling without a title works in Alabama.
The decal. Every mobile home in Alabama that is not taxed as real property needs an annual registration decal from the county, due October 1 and delinquent after November 30 — $24 for a single-wide, $48 for a double-wide, plus a $5 issuance fee and any local fire or garbage fees. Cancelled titles.
