Mississippi treats a mobile home as personal property titled through the Department of Revenue, the same as a vehicle. A normal sale means the seller signs over the certificate of title and the buyer applies for a new one at the county tax collector. If you still have the title and it is in your name, that is the easy case.

It gets complicated when the home sits on land the owner also owns. Mississippi lets you retire the title by recording an Affidavit of Affixation (Form 78-908) with the chancery clerk, after which the home is taxed and transferred as part of the real estate. That is fine until someone wants to move the home or buy it without the land. Then the owner has to record an Affidavit of Severance to detach it and get a new title issued — and both steps require releases from every lienholder and proof that all ad valorem taxes are paid before the tax collector will send the paperwork to the state.

One more Mississippi wrinkle worth knowing: if the home was never titled and the manufacturer’s certificate of origin is long gone, the state allows an Affidavit of Ownership (Form 78-910) for homes built before July 1, 1999. It is filed through the county tax collector and is how a decades-old handshake purchase finally gets paperwork.

Add a title still in a deceased parent’s name, a lien from a lender that no longer exists, or a home that was bought on a handshake twenty years ago and never titled at all, and you can see why the classified-ad buyer disappears.
