Start with the year the home was built — not the title

Alabama only requires a certificate of title for manufactured homes of model year 2000 and newer. Homes from 1999 and older are exempt from the titling requirement under state law, as are modular homes.
So if you inherited a 1994 single-wide in Summerdale and there is no title in the paperwork, that is not a lost document and it is not a problem you created. There was never a title to lose. A great many of the older homes in Baldwin County parks and on family land fall into this group.
If the home is 2000 or newer, there should be a title, and that is where the estate paperwork below comes in. If you are not sure what you are looking at, the data plate or the HUD label will give you the year. We can usually tell from a photo.

If the estate went through probate
When the estate has been probated, or is going to be, the State of Alabama wants to see the court’s authority before the title moves. In practice that means a copy of the letters testamentary (where there was a will) or letters of administration (where there wasn’t), issued by the probate court.
That document is what tells the licensing office who is allowed to sign. If you have it, the transfer is usually straightforward.
If the estate was never probated — and never will be
Plenty of Baldwin County estates never see a courtroom, particularly where a mobile home was the main asset. Alabama has a route for that.
Where the estate has not been probated and no probate is planned, the state accepts a Next of Kin Affidavit — form MVT 5-6 together with a copy of the deceased owner’s death certificate. That is the ordinary path for a modest estate, and it does not require hiring anyone to open a formal administration.
Alabama also has a summary distribution process for small estates, handled through the probate court. The Revised Alabama Small Estates Act changed the limits effective 1 October 2025, so any figure you read in an older article is out of date. It generally requires that the deceased was an Alabama resident, that there is no real property needing probate, and that notice periods have run before the judge signs off.

Where this actually gets handled in Baldwin County
Worth knowing before you drive somewhere, because the county splits these functions:
- Probate Court matters are handled only at the Bay Minette courthouse, 220 Courthouse Square. If you need letters testamentary, letters of administration, or a summary distribution, that is the office.
- Motor vehicle, title and recording services are available at four locations — Bay Minette, Fairhope (1100 Fairhope Avenue), Foley (201 East Section Avenue) and Robertsdale (22251 Palmer Street). For the title side of a manufactured home, the closest one to you will do.
If you are coming from Gulf Shores or Orange Beach, Foley is usually the shorter trip. From the Eastern Shore, Fairhope.
When more than one person inherited it
This is the part that stalls most inherited mobile home sales, and it has nothing to do with the home.
Where several siblings or cousins inherit together, everyone with an interest generally has to agree to the sale and sign. One heir who cannot be reached, or who does not want to decide, can hold the whole thing still for months while the costs below keep running.
We are used to this. We will talk to whoever is handling it, put the offer in writing so it can be circulated to the family, and hold it open long enough for people to actually read it. We would rather wait three weeks for a real agreement than push someone into a decision they regret.
The clock that runs while you decide
An inherited mobile home is rarely free to keep. Depending on the situation, some combination of these keeps accruing: lot rent if the home sits in a park, annual registration or ad valorem through the county, insurance, utilities to keep it from mildewing shut, and grass cutting if it is on land.
Homes sitting empty through a Baldwin County summer deteriorate quickly. Humidity, a stopped air conditioner and a roof nobody is checking will do more damage in one season than most people expect. That is the real cost of waiting, and it is worth weighing against whatever an eventual retail sale might bring.
